The Residential Tenancies Amendment Act 2018 and Residential Tenancies Regulations 2021 come into force on 29th March 2021. At ADL we are hard at work making all required changes to forms affected, all of which will be released on the day ready for your use.

The changes affect a significant portion of residential property management forms, with the Residential Tenancy Agreement and Residential Premises Condition Report having the most significant changes.

For the new version of the Tenancy Agreement (Form 1 - Rental Agreement) ADL will continue to apply additional terms which form part of the agreement we distribute. These additional terms provide a greater degree of protection for both Rental Providers and Agents.

All efforts will be made to provide you with draft copies of our updated Rental Agreement and Condition Report prior to the commencement date, but given the enormity of the changes, no guarantees can be made in this regard.

1. Updating ADLForms

ADLForms should automatically update to allow access to the new forms and the latest version of the software (currently 9.6.2) when you first open ADLForms on the 29th March. If this does not occur then:

1. Click the 'Update' button from the main menu of the program. Please allow a few minutes for the forms and/or program to download and install.
2. If this fails to update your forms then:
   • Select Tools -> 'Re-initialise ADLForms’ from within the Main Menu of the ADLForms program. This will close the program.
   • Restart ADLForms and click the 'Update' button.
3. If you still do not have the updated forms click here to download and re-install ADLForms.
4. If all the above do not result in a successful forms and program update please contact our tech support team for assistance.
