The Residential Tenancies Authority Queensland (RTA) forms have undergone significant changes to improve the usability of the forms following an extensive forms review process.
Whilst the content of the forms remain predominantly the same you will notice the layout of each form has changed.
Some of the changes include:
- Changes to the formatting for notices so that the Tenant's details align when folded to fit into a window faced envelope.
- Additional rooms and items on Entry & Exit Condition reports
- The removal of Form 7 (it has been merged with Form 2) and a number of the individual rooming accommodation service forms (R Forms) which have now been incorporated as part of the existing residential tenancy forms.
IMPORTANT: Please contact the RTA for information on completing the new forms.

Agents are advised to start using the updated forms from today
ADL have also removed the ADL versions of Forms 9, 11, 12 and 13 as the updated RTA forms now accommodate the additions provided for in the ADL versions.
The RTA has also announced that from the 1 November 2012 RTA services will no longer be available through Australia Post. From that date Rental Bonds will need to be lodged and refunded directly through the RTA itself.

Updating ADLForms
To use the latest RTA forms you will be required to be running the latest version of ADLForms.
The latest version is v9.0.2 Build 1.0.0. To check your program's version number open ADLForms from your desktop. The version will appear in the program's title bar.
If you are not on the latest version you need to update by clicking on the 'Update' button in the ADL opening screen.
If for any reason an update does not succeed or daily automatic updates are not occurring, please contact our technical support staff on (07) 3367 1982 for assistance.
Converting saved forms to the new format
Agents should take care to check that fields completed in the old versions of the RTA Forms remain completed when converting a saved form to the new RTA form versions or when using templates.
Whilst most fields should convert correctly there are instances where, due to the new formatting of the RTA form, the conversion may not occur correctly.
Templates
With templates it is best to open them, check them and re-save them using the new version of the form.
1. The following forms are now ready for use in ADLForms thanks to valuable customer feedback:
Amended Forms:
- Conjunction Agreement (Property Management & Commercial versions) - updated as per changes made to the Property Sales version
- Routine Condition Reports (detailed and large house versions) - updated with new notes as per amendments made in the Standard versions
- Agreement to Extend End Date - Fixed Term Tenancy - updated the signature section to make the layout clearer.
