The PAMD Appointment of Agent forms (20a, 21a, 22a, 23 & 24a) all contain wording instructing the parties to 'complete in BLOCK letters'.

ADL has, in the past, forced all fields on these forms to be in capital letters. Unfortunately many agents were not happy with this situation and wished to interpret 'BLOCK letters' as meaning 'printed' as opposed to 'cursive writing'.

This interpretation of the meaning of the term 'BLOCK Letters' is not uncommon but not the norm. However, the Office of Fair Trading (OFT) advises block 'capital' letters should be used to complete these forms.

The current ADL versions of the above forms will continue to allow the user to enter text in the format of their choice (Uppercase or Upper/Lower), however it is recommended the format advised by the OFT be followed.

As you can't change your agent details on these forms through ADLForms, we are reverting to forcing the Agent's details (on these forms only) to display and print in capital letters.

To our knowledge, the interpretation of the meaning of 'BLOCK letters' has never been tested in the courts and therefore should be considered by agents when completing PAMD Appointments. If in doubt seek legal advice.

1. A reminder for you to check that you are running the latest version of ADLForms.

If you are not using the latest version your forms could be out of date!

Conjunction Agreement Form Changes:

A number of changes have been made to the Conjunction Agreement form in the Property Sales package due to client feedback.

The form now allows you to specify the basis of the conjunction agreement so that you have the option of conjuncting for the sale of a particular property or 'any property sold by the Listing Agency'.

As well as some rewording and repositioning of information on the form we have also added a 'Listing Agency Agreement and Acceptance' area at the end of the form so that the Agreement can be easily returned by the Listing Agency.

Note: Changes have been made to the Property Management version of this form in relation to its clauses to be uniform with the Property Sales Conjunction Agreement Clause layout.

Application for Tenancy Forms - Holding Deposit Changes:

We have amended all versions of the Application for Tenancy forms so that Agents can 'double click' to cross out the Holding Deposit fields in Item (1) and also cross out the Holding Deposit Clauses if your Agency does not accept a Holding Deposit.

We have also removed the Holding Deposit Refund box from the first page to save some room.
